I haven't closed my refinance yet, but expect to later this month. It has been a long time in the making, almost three months. However at this point in time, that is pretty standard for conventional financing. Banks are under the gun, and underwriters are being held to extreme standards so the pendulum has fully gone the other way.
Samantha H was my account manager and she has been wonderful. She always has just told me the truth even if it's something I wouldn't be excited to hear. These guys are mortgage processors, they can't just waive a perfect loan out of thin air. There are qualifications and underwriting requirements that take a lot of time to review. Rates change daily, so it's no surprise that the rate you get one day may change a little the next.
All of the one star reviews I've read on here reflect what sounds like people who aren't very familiar with the process of originating a home loan. There are always fees. You don't work for free, they don't either.
Overall, Samantha did an excellent job communicating and setting my expectations. At the end of the day you don't have to take the loan product they offer you. However, I've tried several banks ahead of Intercap, and none of them would even consider refinancing my house. Your experience may vary, but I found them to be up front, polite, and offering a good product.
